Hello,

I am a complete beginner and have little knowledge of many technical and legal matters.
Nevertheless, we have decided to build a semi-detached house with a developer. The other half has already been built by someone else, but the dividing wall and sound insulation have not yet been installed.

Now the question is: who pays for the dividing wall and sound insulation between the two semi-detached houses? Do both owners have to share the entire cost?

I have received an additional bill from my developer for the delivery and installation of the dividing wall panel for the neighbor’s portion, since the developer only has a contract with me.

Apparently, the developer is not allowed to negotiate with the neighbor and said that I must handle this directly with the neighbor.

It would be very helpful if you could share your suggestions or experiences.

That hardly seems possible. If one half is already constructed, there should be a party wall (the neighbor’s wall just before their property boundary).

What exactly does your developer require you to pay?
