ᐅ Plots of Land in Cologne Only Available Through Developers?

Hello everyone,

I’ll admit right away that I am a beginner when it comes to housebuilding. My partner and I want to move to the lovely Köln-Dellbrück area. At first, we looked at houses for sale and thought: with those prices, why not build our own?

I have noticed two things:
1. It seems that the city of Cologne no longer sells plots of land to private buyers, but in the future will only work with investors/developers. (Currently, no plots are being offered; the city’s final decision will be made by the end of the year.)
2. As a result, building a house with an architect is practically impossible—you are bound to a developer?!

Could you please share your opinions on this? Am I completely wrong in my conclusion?

Today, I had the opportunity to speak with the city of Cologne. The Real Estate Department confirmed that the previous process of providing information to registered end consumers about available plots is no longer in place. In fact, such notifications should have been made. I was told that, with few exceptions, new plots will now be marketed primarily to large investors.

There may still be some individual plots sold to end consumers within the next 1.5 years, but these are very limited. A few plots in Weiß, Sürth, and possibly Sürther Feld. Also, some scattered plots in Merkenich. From what I have heard, there is probably no chance in western Cologne (although this makes me wonder about the site in Junkersdorf next to the A1 motorway tunnel, which has been mentioned in the press).

As I understood from the employee, the new development area Sürther Feld is not yet fully established, and there will be further expansion phases (which I had not been aware of). If you are willing to buy something from an investor, there is a chance to get a house there within a reasonable time frame. Although I believe that the location of Sürther Feld is not particularly appealing. I need to look into this further. Judging by its size, it might be similar to the "holiday home estate" in Widdersdorf.

I find it quite unfortunate for urban development when large new housing areas are developed by investors following a standard formula. You can easily see what this looks like by searching for "new housing estates from above." It resembles factory farming... POING near Munich seems to be a prime example. I wonder if this approach by the city is truly citizen-friendly and oriented toward serving the residents?

If you want to build and are happy with the location in Sürth, you should check Immoscout and look for a 132m² (1,421 sq ft) house in Sürth. There, you can realize your dream home on a 562m² (6,050 sq ft) plot. However, Sürth is not on our list (especially not at over €1,000 per square meter). Still, we drove by earlier today when we were in Weiß. It is definitely quiet there... maybe a good tip for some of you.

Regarding listings:
I can’t imagine much will come of it except for absolutely overpriced offers, right?

Personally, I know of two cases where a suitable plot of land was found through a newspaper advertisement.
I think these ads partly target a clientele that doesn’t use the internet much and still has an "old-fashioned" approach.
You might get lucky, but there are no guarantees.

Cologne City Advertiser or what would be used there?
