ᐅ Plots of Land in Cologne Only Available Through Developers?

Hello everyone,

I’ll admit right away that I am a beginner when it comes to housebuilding. My partner and I want to move to the lovely Köln-Dellbrück area. At first, we looked at houses for sale and thought: with those prices, why not build our own?

I have noticed two things:
1. It seems that the city of Cologne no longer sells plots of land to private buyers, but in the future will only work with investors/developers. (Currently, no plots are being offered; the city’s final decision will be made by the end of the year.)
2. As a result, building a house with an architect is practically impossible—you are bound to a developer?!

Could you please share your opinions on this? Am I completely wrong in my conclusion?

Do you at least have a developer with whom you can design the floor plan yourself? Usually, that’s not the case, and you have to take a standard off-the-shelf house with little influence on building materials, etc. We definitely aren’t doing that.

Have you also looked around the Bergisches Land near Odenthal? For us, it remains on the left bank of the Rhine (although Zündorf was possible from a driving perspective, the micro-location just doesn’t fit), since my job is in the southern Cologne area and I don’t want to drive via Heumar.

It’s a pity, maybe we could have taken the risk together with the land designated for future development and bought the plot in Rondorf to split it later...

I am building with a property developer and had complete freedom in choosing the floor plan and the entire interior finish. However, during the shell construction phase, I was not able to select the materials, but the company is more experienced in that area than I am.

Ok, that’s at least something. But I suppose you are very limited when it comes to details like window size, building systems, etc., right? And if not, then you probably have to pay an exorbitant extra cost for everything....

Yes, the window size was predetermined. However, it worked for us since all the windows were large and floor-to-ceiling. For the building services, district heating was required by the development plan. Electrical installations and roller shutters, etc., were entirely up to us to design. Additional costs for extras were quite high, but that’s the trade-off for living in the city rather than in the countryside. The house also fit our needs well; otherwise, we would have kept looking.

Ah, okay. We only want floor-to-ceiling windows at the terrace door, if possible. Both of us do not like floor-to-ceiling windows otherwise.
