A quick introduction... I work as a HVAC mechatronics technician at a large company where I’m also involved in new ventilation installations, etc. My fiancée is a special needs caregiver. Currently, we pay 800€ rent without utilities for a 2-room apartment. Including utilities, it’s around 1000€. We manage this comfortably and often go on vacation or afford many extras.
Now, I want to build a prefabricated house. Our total budget is 250,000€. The plot costs about 90,000€, so the house itself can cost 150,000€. We have received many offers from Allkauf Haus, Ling4you, and Massa Haus, but there are so many it’s hard to keep track.
I can do a lot myself. I will handle electrical work, plumbing, and underfloor heating. The basement will be partially finished as well. The Allkauf Haus offer for 157,000€ is currently our top choice.
We could comfortably afford a monthly payment of around 1200€ including utilities. Is that amount too low for a house or is it normal?
I will do drywall, tiles, and flooring myself.
Euromac2 is also very affordable—does anyone have experience with them?

So far, I can only agree with the others that the price you mentioned is still missing quite a bit! I speak from experience, as we built with one of the companies you named. However, if you have a good sales consultant from the respective company, they will also inform you about that.
Just have a look at building blogs from the companies you mentioned and read about what these homeowners have experienced. You could also consider contacting them and asking about their experiences.

Well, I’m definitely not going to be the first person to build a basement. Why would my soil be anything special? Excavator, dig out, done. Maybe I’ll get lucky and a meteorite hits just 2 minutes before.

Do you have a soil survey? Without one, it is reckless to calculate based on any values.
And to say that the soil is the same everywhere is naive.
A colleague didn’t have a soil survey done and had to pay €60,000 (approximately $64,000) extra during the earthworks. Yeah ^^

The plots we are looking at all have a building permit / planning permission and can be developed. When the time comes, I will definitely commission an inspection. But we are still miles away from that; we have only been planning our project for 7 days and are gathering information. We have also visited a model home from Allkauf Haus and received some advice. It doesn’t have to be Allkauf Haus, though.

And again, my question was actually just about the 1200€ per month. Nobody answers that. It’s simple. If the soil is clayey or loamy (which it usually is), it is not suitable for backfilling because it can’t be properly compacted. Disposal costs for the excavation are usually not included in the price unless explicitly stated in the scope of work. The same applies if additional measures are required under the basement slab due to low load-bearing capacity. Fill material also costs quite a bit if your own soil isn’t suitable. Temporary access road, crane area, construction fence, etc., are often not included either. Drainage of light wells is usually not covered. If water accumulates in your excavation pit, a sump pump might be necessary.
Better to plan for the worst case and make extra repayments if you don’t end up needing it.
If the land is fully connected to utilities, I would estimate around 5,000€ for house connections, more if you need gas.
