Hello,
I have the following plot of land:

The plot is about 1000 sqm (10,764 sq ft) and the image is oriented to the north. The plot in the middle currently consists of a half overgrown area.
To the north of the plot, there is an elevated pedestrian and bicycle path (an embankment about one story high). Beyond that, to the north, is a nature reserve.
I am allowed to build up to 2.5 stories on the plot (a flat roof is also permitted, but then only half of the top story can be built on).
Building plan / restrictions
Plot size: ~1000 sqm (10,764 sq ft)
Slope: none
Site coverage ratio: 0.5
Floor area ratio: not specified
Building envelope, building line, and boundary: none, except for standard setback rules
Edge development
Number of parking spaces: 2 (can include carport)
Number of stories: 2.5
Roof type: any
Architectural style: any
Orientation: any
Maximum heights/limits: uncertain
I am looking for ideas, suggestions, and similar input regarding potential development.
What I am roughly imagining:
~150 sqm (1,615 sq ft) living area
Open plan kitchen and living area
3 bedrooms
Lots of glass.
I would appreciate ideas, suggestions, links, inspiration, pictures, and generally just information.
Thank you very much
Daniel

Do you have no clear ideas about your future home yourself?
When it comes to taste, opinions vary widely.
When it comes to finances, sizes vary significantly.
What benefit do you get if others suggest their dream house to you—whether it’s a gable roof, shed roof, or flat roof; modern or country style; plastered or brick-clad?
Look on Pinterest, buy several home and interior design magazines, drive around your area, and choose what suits your taste, needs, and budget. Then select an architect, etc., who can make the best of everything considering your family situation and budget.

-Are children planned or already living there?
-How many bathrooms do you want or need? That also depends on the number of children.
-With a basement or without?
And very important: what budget do you have? Has that been clarified?
It doesn’t help to build castles in the air only to be disappointed later because you don’t get what you expected for your money.
Have you already thought about the construction method you would like to use: brick-by-brick, timber frame, etc.?
Do you want to work with an architect for the planning? Should the architect also handle contract awards for trades, or would you prefer a construction manager to do that? Or should everything be done by a general contractor?

Children: currently none, planning for 2
Bathrooms: need 1, preferably 2
Basement: would be nice, but probably too expensive (due to high groundwater pressure)
Construction method: completely open, no real preference
Planning: still open
Budget: 300,000–350,000 (without landscaping)
With own work (e.g., electrical)
What is holding me back at the moment? I would like to gather some ideas before approaching an architect / general contractor or similar.
