Hello everyone,

I would appreciate feedback and advice regarding our floor plan. We aim to submit a building permit / planning permission application later this year.

The floor plan is designed this way because we see it as the best solution regarding the plot of land. I can gladly provide more information again this evening, including a site plan. Thank you in advance for the suggestions.

Not only are the guests a problem... the children also hear the TV live, and the person watching TV unfortunately also hears the toilet flush.

No, the children aren’t watching TV. The kitchen is right there.
And honestly, it is a floor plan for a bungalow, so the rooms are naturally next to each other.

Hmm, the entrance area also seems too narrow. I would also be concerned that the children might not sleep well in the rooms if they directly adjoin the living areas wall-to-wall. At the very least, you should consider making those walls thicker and possibly using aerated or calcium silicate bricks for soundproofing. (For example, the dishwasher and water pipes in the kitchen might be running at times when the children are supposed to be sleeping, from around 7 or 8 p.m.)

Edit: Also, be sure to position all doors so that there is at least 70 cm (28 inches) of space behind them to allow room for a wardrobe or shelf to be placed there.

It would also be helpful to furnish the floor plan with to-scale furniture. There are free programs available online for this purpose.

If you want an idea of what zoning means in this context, you can look at floor plans like “Bungalow Balance” or “Bungalow Trio” from Kern-Haus. (These came up quickly as examples in a Google search.)

But please upload the site plan and more details, then we can definitely provide more feedback. There is also a pinned thread here at the top of the forum with a questionnaire that you should fill out—it will make it easier for us to evaluate your design.

I agree... if the entrance is on the narrow side of the bungalow and you want the living area at the back facing the garden, there isn’t much room left for layout (zoning)...
