ᐅ Plot – Building Envelope – Positioning of House and Garage

Hello everyone,

I am new to this forum and very impressed by the helpfulness!

We have reserved a plot of land and are now considering how to use it effectively. At least the zoning plan meets our expectations, but we are still unsure how to position the garage and the house on the property.

I have attached a suitable image. North is at the top, and the main entrance should be located there as well. The numbers indicate the width and length. Unit – meters (feet).

If I place the garage next to the house, the driveway is relatively long. Do you have any other suggestions?

May I ask if the estimated costs from the architect also include their fees?

How many cubic meters (cbm) of enclosed space do you have?

The architect did not plan the costs; the prefab house manufacturer did. So, my response in the questionnaire was probably unclear or incomplete.

The price of the house does not include the architect’s fees, although these are reasonable.

So far, I know that the living area is 158.25 m² (1704 sq ft). I would need to ask the architect about the building volume. Is this just another measurement of the house, or can I derive additional information from it?

OK, both are in the higher price range but also of very high quality.

If we hadn’t had so many trades working in close proximity, we would have built with your provider instead of using solid construction.
