ᐅ House Entrance on a Corner Lot?

Hello,

We have reserved a corner lot and have received a site plan as well as the written regulations. All other houses in this area are already built and all have their main entrance facing the southern street. However, our plot is the outermost one, with streets on the south and west sides. The front gardens are all shown facing south.

Nowhere is it explicitly stated to which street the main entrance must face or that it has to be where the front garden is marked. I assume such requirements might be specified in these documents – but that we are free to decide the location of the main entrance, also the driveway, and the “open” side of the property?

Why walk around the house? The entire entrance area including the driveway – meaning the part where the parking spaces are even marked on the site plan – is naturally located on the street that is not the one by the front garden. The front garden would then be more or less beside the house.

But this already contradicts itself here, and of course, I can’t make any progress this way.

You are stuck mainly because, first, you haven’t clearly stated your question, and second, you don’t trust the statement from a company that should know what they’re talking about.

Regarding the first point: you keep going around in circles about what you actually want, to the point where I thought at times that your question was *only* about the location of the front door. I still can’t see any reason why any authority should care whether the front door faces the east, south, west, or north side.

Apparently, you are also concerned about whether your garage access should be on Street A or Street B. Generally, this should be indicated in the development plan (site plan). Your builder should be able to answer this for you (someone you either have to trust or consider changing).

No one in the forum can tell you what the situation is—especially without knowing the development plan. Of course, you can clarify this by submitting a building inquiry (pre-application) or by making another structured call to the building authority. However, if you approach them as unstructured as you have here, or if the development plan already gives a clear answer, I can understand why the caseworker has no time or desire to hold your hand through the process…

We have a corner plot as well, basically. The location of the entrance didn’t really matter. However, we were clearly told which side the garage and parking spaces should be on.

Are you good at shoveling snow? This year was the first time I experienced it.

We have a corner lot, and the location of the garage and the entrance could be freely chosen, so they don’t resemble the neighbors’.

Now, regarding your problem: if you’re unsure, why don’t you call the building authority? That was absolutely no problem for us.

Snow only appears on the streets. We only have a 4-meter (13-foot) driveway; the rest is green space, so not much snow, especially since that wouldn’t really be an issue in the Rhineland anyway.

For us, factors like creating a quiet area mattered more—meaning, for example, we didn’t want to drive into our garage right next to the neighbor’s terrace.

That’s what this is about, right?

Or are you asking us which way you’re allowed to build your house?

The direction your front door faces doesn’t matter at all, and even the term “front yard” needs to be defined first.

And just off-topic regarding your understanding and your constant complaints about other users’ answers:

If you communicate like this with your building partners, don’t be surprised if the tradespeople leave faster than you can order any extra work.
