Hello everyone, maybe someone can provide information on how the detailed design planning should be carried out. We are building with a general contractor, and the architectural services are included in the contract. In my opinion, and that of everyone directly or indirectly involved in the construction (except for the construction company, of course), the work delivered so far by “our” architect has been rather poor. He has only been to our site once because he is located 700 meters (approximately 435 miles) away. Regarding the building’s height alignment, our wishes were not met (which we only realized very late), causing the approval process to be delayed by at least two months. Now we have also learned that a construction supervision declaration should have been submitted, and because of that, we have to wait even longer for the building permit/planning permission. Once we finally have it, the execution planning (or shop drawings) must be done. I always assumed that another consultation would take place then, but today the general contractor told me that the architect will no longer come to us because it is not necessary. The house is basically planned, and if we have any interior change requests, we should communicate them by phone or email. Is this common practice, or can I request a consultation?

@NSK: Please do not keep claiming here that something was discussed. You were never present. The fact is: your architect visited us only once for about 2 1/2 hours. Of that time, around 20 minutes were spent on the construction site, and afterward, we went to our vacation apartment. Readers can judge whether this is enough time for proper consultation. Allegedly, he also went with us to the local council, later to the head of the municipal office or similar, to discuss the location of the house. This is completely untrue; he doesn’t even know who it was supposed to be. When I suggested a comparison to find out the truth, you did not respond. That would have been embarrassing for you. After it became clear that his design did not match our wishes, I asked him to come for a consultation. This was initially refused, and he literally told me on the phone, "If I come to you, I can’t give you any advice." Later, a meeting with the architect on site was possible, but only if I was willing to pay €450 plus VAT. These are the architectural services you offer. It is also not true that you have worked with this architect for years. The house near Speyer was designed by a different architect, whom your business partner said was “disposed of,” calling him an "idiot." And the house currently under construction in Hatzenweier was also designed by another architect. Your business partner gave me different information about the architect. I suspect that your current architect is simply the cheapest option.

It is interesting how you make statements here without knowing any of the background. How do you know who we are working with? The terms "flat pliers" and similar phrases come from your own vocabulary, as we have seen here multiple times.

Dear Mr. T., I suggest we end this discussion here. We will never reach a common ground in this lifetime. Following the motto "close your eyes and get through it," you will build the house under the supervision of both your and my expert, and that will be that. I should have withdrawn from the construction contract, but you can't always make the right decisions in life. "Building and trouble," a friend once told me, "are synonyms."
