Hello,

We finally have to deal with our least favorite trade, tiling!

Our contract with the general contractor includes tiles and installation at a size of 60 x 30 cm (24 x 12 inches) and a price of 30 €/sqm (3 €/sqft). The tiles we have now chosen cost 38 €/sqm (3.53 €/sqft), which means an extra 8 €/sqm (0.74 €/sqft) for about 50 sqm (538 sq ft). Okay, that’s fine.

But now the tiler suddenly wants 20 €/sqm (1.86 €/sqft) plus VAT, so a total of 24 €/sqm (2.23 €/sqft) extra because the tiles are longer—they are sized 90 x 22 cm (35 x 9 inches).

I find that quite excessive. I understand that there is a bit more effort involved with installing larger tiles and that he wants a little more money, but is it really 20 to 30 minutes extra work per square meter?

Could that be right? It seems quite high to me...

I am seriously considering replacing the tiles in the kitchen and pantry with parquet flooring instead...

Hello Andreas,
we are also building with a general contractor. We are so dissatisfied with them that I have removed many trades from the contract and am handling them myself. You should ask your general contractor if this is possible with the tiling and look for someone to carry out the work. It’s true that installing larger tiles tends to be more expensive because it requires more craftsmanship. There is a website where you can find tradespeople. I think you know which one I mean, otherwise send me a private message. I have found several tradespeople there in the past, and none of them turned out to be a disappointment. For our project, however, I found a tiler through a friend’s recommendation whose work I have seen. He charges 27.50 per square meter (approximately 2.56 per square foot) plus VAT. Maybe this helps you.

The tile specialist makes his profit from the surcharge. Just use 60x30 cm (24x12 inches) tiles and that’s fine. The tile price itself doesn’t really matter, as you have already noticed. 50 tiles at 8 euros each is manageable, and the added value is clear. Charging 1000 euros more for the same area is quite bold. You could offer to solve it "this way" at the price he suggests (200-300 euros?), or say that you will use a standard size and he won’t earn anything extra. Also mention that you will come with the applicable DIN standards for the final inspection ^^

We provided our supplier with the same dimensions and had to pay an additional charge of about 28 euros for installing larger tiles. Will the tiles now be installed by yourself?

The price seems to be quite common.

Hi everyone,

I’ve also thought about managing the work myself. However, the tiling is already included with the general contractor (GC), and if I remove it now, at best he might reduce his costs, but his profit will stay the same. In the end, I’d still be paying just as much. I will ask about it, but it probably won’t make much sense.

Yep, the 24-euro (about $26) markup is not acceptable at all. I might negotiate up to around 10 euros (about $11), but this is way too much...

Which DIN standard are you referring to? Is there a norm that can really make things difficult for these guys?

The additional cost feels quite high. In our case, 30 x 60 cm (12 x 24 inches) tiles are included up to 25€. We are considering 118 x 25 cm (46 x 10 inches) wood-look tiles for just under 60€. I had expected an extra charge of 5 to 10€ per m² (per square yard) for installation but have not inquired yet.

If the costs in our situation are similar, then we will pass on this option.
