ᐅ Construction Supervision in the Dortmund Area: Private Homeowners Association or Technical Inspection Agency

Hello everyone,
It is undisputed that we want to work with a construction consultant. We have gathered a few offers and now face a tough choice: either a consultant from the regional office of the Association of Private Homeowners or an independent/freelance expert recommended by a friend.
Both would visit the site 7 times and provide 7 reports, but one costs around €1600-1800 and the other a flat fee of €2600.
The more expensive, independent expert is supposed to be very good (according to my friend), but simply spending €800 more upfront for something I can get elsewhere for less... well.
Any advice or recommendations?
Best regards,
M.

Hmm, are your friends qualified enough to assess whether their own construction supervision was sufficient? Respect for their expertise. The TÜV is the standard for building inspections?! Well then.....B

7 site visits are simply not enough for qualified construction supervision/monitoring. Says who...?

The expensive independent expert is supposed to be very good (according to my friend), but just spending 800€ (about $860) more right at the start for something I can get elsewhere for less... well. In my opinion, you should listen to your friend and hire the independent expert; after all, it’s about more than just money, right?
The TÜV® usually offers 5 inspections; this is generally sufficient because they check the stages during house construction that cannot easily be corrected after handover if a defect is found.
If an independent expert offers 7 inspections, I consider that appropriate; certainly not too few.

Best regards, BauexperteThank you, Bauexperte. It’s probably true that the independent expert is good. But you can’t go wrong with an expert from a Private Homeowners Association regional office either, right? And then it’s 800€ cheaper because they have fixed fees.

Hausbau Re9 Jul 2016 22:39We have Mr. R. from Herne from the Homeowners’ Protection Association, and he conducts 8 inspections including documentation for a flat rate of 2500€ (approx. $2700). We are building in Recklinghausen.
