On Saturday, we might buy a plot of land – and those are really scarce here.
The downside (or however you want to see it) is that it’s a rear lot, or a plot set far back from the street. The driveway is about 35 meters (115 feet), and the distance to the house is probably around 40 meters (130 feet).
A quick question: WHO has a similar plot and can tell me how much the costs are (especially for earthworks) for such a long access road? Of course, development costs and utility connections vary, but I would be extremely grateful for a rough estimate since I have no idea.

We have the same situation here as well, but our distances are a bit longer. I don’t have the costs on hand right now; I’ll have to check this evening.
Regarding the “fire department” requirements: according to our information, you need an access road at least three meters (10 feet) wide if parts of the building are more than 50m (165 feet) away from the street; otherwise, standard access routes are sufficient. As far as we know, designated parking or setup areas are not required since you are not building higher than 8m (26 feet) to the bottom edge of the upper floor windows. There are several useful publications online about this—just try searching on Google.
Oh, and by the way: we are building in the Berlin outskirts.

I can only confirm, it is quite similar here as well: The property boundary, not the building, must not be more than 50 meters (164 feet) from a public road. The 8 meters (26 feet) requirement applies exactly the same here. According to the fire department: They roll out the hoses and come with the ladder…

I don’t really understand the point of this discussion. Development costs, both in the narrow sense (utility providers) and the broader sense (all construction costs including driveway and access road), vary significantly from region to region. The fact is, you can roughly calculate your connection fees yourself based on existing regulations. These specify prices per meter and connection fees. A major factor is the civil engineering company that roughly carries out the connection work for the utility provider. I can tell you I’m paying almost 25,000 for gas and water connections (just the connection). From the main supply line to the building foundation, we have 38 meters (125 feet) of public infrastructure. So, the estimates from construction experts regarding your project make sense. But as I said, go to the utility provider, send them the exact details of your project, schedule an on-site appointment, and have them provide a quote. Anything else is just wishful thinking and unrealistic calculation. Good luck. By the way, I know the prices are frustrating. And the worst part is, there is really nothing you can do about it.
