ᐅ Usable Floor Area and Annual Primary Energy Demand (KfW55)

Hello,

Today we received the "Confirmation for the Application (BZA)" from the expert for the KfW program 153 (Energy-Efficient Construction). I noticed two points where I would appreciate your professional opinion before we sign it and submit it to the bank.

Briefly about the basic data of the planned house:
New build solid construction house with exterior walls made of 36.5 cm (14 inches) aerated concrete
Ground floor and finished attic; the loft according to the design drawing is outside the insulated building envelope (see attachment)
Heat generation with an air-to-water heat pump (Rotex)
Net floor area: 141.05 m² (1,519 sq ft)
Living area: 126.26 m² (1,360 sq ft)
Gross volume according to DIN 277: 541.691 m³ (19,132 cubic feet)

The questions:
The expert determined a primary energy demand of 35.3 kWh/m² per year. Could that be correct?

More importantly for me:
He calculated a usable floor area of 172.1 m² (1,852 sq ft). Is that possible without including the unheated loft? I seem to have read that the loft is often included to improve the KfW figures.
