Hello dear forum members,
Soon we will begin building our house (southern Germany region, working with an architect).
We have already gained a lot of information and experience from this great forum and hope to be able to give something back in the future through sharing our own experiences.
On our trade/workscope and quotation list, the costs for the electrical installation currently seem very high to us.
The house has about 164 sqm (1,765 sq ft) to be equipped with electrical installations (light switches, sockets/outlets, LAN, 15 spotlights). Aside from a desired (video) intercom system for the front door, there are no special features (no smart home, etc.). Given the number of planned sockets, light switches, etc., we did not want to cut corners – so it can be considered rather well equipped but not overloaded.
The initial quotes have come in at around 28,000 gross (before tax).
The costs we know from other homeowners (with similar or even better equipment) are far lower. These ranged from 8,000 (standard quality) up to 15,000 (higher-end standard).
How did this item compare in your cases, assuming a similar scope?
Best regards

Sebastian797 Jun 2016 07:21Without going into wiring or circuit details, this is definitely significantly overpriced.
However, I would say that the equipment will be somewhat above the standard level. The video system will be expensive—probably around 2,000 to 3,000.
My feeling would have been around 15,000, which should already be on the high end.

K1 + K2: 4 LS, 4 LA, 14 SD, 2 LAN/TV Per child’s bedroom or total? The total is okay.

The switch system is mid-range. You can really spend a lot of money here. There are branded switch systems where a simple cover costs about 4 euros and others over 25 euros. That’s a difference of around 2,500.
Overall, I agree with Sebastian: based on your descriptions and without knowing the details, I think this is clearly overpriced.
Maybe you could upload the redacted offer?

The costs we know from other builders (with similar or even better specifications) are much lower. Then you just need to ask the electricians who worked for the other builders for a quote.

Intercom system, outdoor units, and two-way switches are the main cost drivers.Could the spotlights also be a significant cost factor? Depending on the situation, of course...Hello,
when I see "10LS" here, I wonder whether it means 10 switches or 10 switching points. In the first case, it would be one location with 10 switches installed. In the other case, it means 10 switching points with one switch installed at each. I think you need to provide much more details than you have so far to be able to assess this. For many two-way or multi-way switches, I would recommend considering KNX systems anyway. Especially for high-end fittings, it can actually be cheaper (even if some people don’t want to believe it)....
Regardless, 28,000 for a traditional installation is actually quite expensive (for a house of this size).
Best regards

Also important, is the electrical panel included? How many individually protected outlets are there (for example, in the kitchen for the dishwasher and each oven and the cooktop)? Light switches are also important—whether they are two-way switches and how many individual points there are. Then the spotlights... what should be expected there?
The number of outlets doesn’t seem excessive to me. I have nearly 60 outlets in my 66 m² (710 sq ft) apartment as well.
What about the roller shutter control?
