Since I can currently get affordable building land in my area, I am looking into house construction. Unfortunately, I’m not a professional, so I need a bit of help with the basics.
Key details:
Residence: 31195
The plot is 1,027 sqm (11,050 sq ft), partially developed (sewage, construction access road)
House preferences:
Bungalow, living space max. 120 sqm (1,292 sq ft), preferably less, without a basement
Additional requirements:
I plan to build alone (without a partner), so the whole project must be affordable for me. I have family members in various trades who can help me a lot (roofing, electrical, painting), so I would like to build a house with a high level of owner involvement to keep costs manageable.
Problem:
The more I deal with the topic, the more confusing it becomes for me... I recently visited Ytong during their "builders’ days" at the factory and so far liked the concept a lot... but the experiences here, especially regarding costs, are quite different.
Therefore, I am starting again from scratch and would like some advice on self-build (shell) homes or, if it makes sense, kit homes, and what needs to be considered with each option.

janosch831 Apr 2016 13:42... not a professional means that I don’t have a traditional construction trade qualification, but I am definitely a certified master craftsman and not completely unskilled when it comes to handling machines and materials 😉

Very good question.
I’m currently still working on a book about this, as I successfully built such a house myself.
As the client, you effectively become the general contractor and manage everything until the house is completed—or you end up with a ruin (and/or, including your circle of friends and acquaintances, become one yourselves).
Every shell home concept from various manufacturers—do your own research online—has different construction requirements.
Houses from well-known suppliers manufactured in Germany or Poland generally have very good building envelope quality. The issue is that the project needs to be completed within a limited time. And ideally, you want to save money while doing so.
Research here and online—you’ll find useful information and get a clearer picture of what you’re planning.
We can discuss more specific points here when the time is right.
