The focus here is not on the plot or the potential positioning of the house, although of course, that will be important for the final decision if this provider is chosen. From a purely technical construction perspective, both options would initially be possible on our preferred plot.

We are interested in the Signum house from Kern (227,000 Euros).

Then, closely shortlisted is the Aura house: (253,000 Euros).

Both prices refer to the turnkey stage.

From a purely visual standpoint, I prefer the Aura. This is partly because of the red “feature,” which is not a standard colored render and would need to be paid for separately. (What do you estimate this special plaster will cost...?)

The living area of Signum would offer us 152 sqm (1,636 sq ft), Aura 158 sqm (1,700 sq ft). That seems fairly insignificant to me... So purely in terms of living space, I don’t find the additional 26,000 Euros (about $28,500) very “justified.”

We are two adults, have two small children, the third child is not yet decided, we definitely need an office, and a guest room is nice to have. The guest room on the ground floor would likely often be used as a playroom. We are currently not planning a basement. I want the kitchen to be closed off; according to the provider, that would be possible in both houses.

From my somewhat lay perspective, there doesn’t seem to be much difference overall, right?
Looking at the size of the children’s rooms, Signum is somewhat more generous; just under 11 sqm (118 sq ft) per room isn’t very big, is it?

Regarding the walk-in closet, I’m not sure if we really need something like that. It’s definitely nice to have if money and space were no object. But so far, a regular wardrobe has worked fine... Our next bed will definitely have under-bed storage, which will relieve the wardrobe even more. I wonder if we might use the planned walk-in closet as a sauna instead? Or: Is 6 sqm (65 sq ft) enough for an office? As long as there’s space for a desk + chair and a large shelf (preferably tall rather than wide), that’s enough for me. I will be the only one using the office. Then maybe the children could use the room planned as an office upstairs for themselves and their toys?

Do you think the Aura house is noticeably brighter than Signum because of this panorama dormer window or whatever it’s called? Lots of light is, of course, nice...

Or do you find the price difference between Aura and Signum for the same basic features rather unjustified?

Is the office intended to be used as a home workspace?
If so, that might not work. A home workspace has to meet certain requirements.
The next question is, how much time will you spend there? An hour in the evening? The entire day? Imagine having to sit and work in a small cramped space all day long.

My (still rather amateur) opinion: Personally, I find Aura much more appealing, both visually and in terms of the floor plan. I like the "separate" area on the ground floor for the guest room, WC, and utility room. I also like the walk-in closet and would want one too. What bothers me upstairs is the idea of having a children’s room next to the master bedroom. Our kids are still small, but they will grow up, and I would prefer some separation there.

The higher price is probably due to the bay window (or mainly because of it). I like it. With our builder, a bay window costs €26,000, and we are still deciding whether we want it. But honestly, our planning isn’t that far along yet.

A bit more about the "render."
We are planning something similar, but in our case it will just be painted. So it will be normally rendered first, and then the color tint will be applied on top.

Sorry about the links, I didn’t realize that.

It’s my office in the sense that, as a teacher working from home, I sometimes need to correct assignments... I also have a workspace at school, so it doesn’t need to be a large office, but I do need somewhere to store my stuff and have my desk... Although maybe we would actually use the room as a sauna.

Aura definitely appeals to me more visually, but it also costs significantly more. Money that, purely functionally speaking and setting aside appearance, doesn’t add much extra living space.

I’m also a fan of the option to at least have the possibility of placing the master bedroom on the ground floor. Basically, both house designs would offer this option. What I’m missing, of course, is a large bathroom downstairs, ideally located behind the master bedroom, and then we would also need an additional guest toilet. But based on our current research, that would take us beyond the possible floor plans of standard house series and probably require a custom design.

Yes, that’s true!
But somehow, the whole house-building project is also about aesthetics. At least for me. I want to really like my house, and every time I arrive in the future, I want to think, wow, this is great ;-)
There are aspects that are really important to me visually. And we will implement those, even if it means paying extra!
Of course, you have to weigh what is feasible!
Our bay window would give us 16sqm (172 sq ft) of additional living space for the same money. That could well be the dining room. We’ll see!
