Hello!

The idea of building is still just an idea, nothing concrete yet.
It would be a prefabricated bungalow, but I don’t know much more than that. I don’t have a plot of land yet either.

I am very uncertain if I can manage such a project because I have absolutely no knowledge about it, I am not particularly articulate or assertive, I am not good at organizing, not very stress-resistant, and I am doing this alone. I also don’t have a circle of friends who have built before that I could ask.

Is there still a way to carry out such a project without it going wrong or completely overwhelming me?

I thought if I hire a construction company with a lot of experience, like for example Huf-Haus or Schwörerhaus or similar, things shouldn’t go too wrong because these companies have built countless houses, so there usually wouldn’t be any major mistakes, right?
If I also hire a building supervisor or construction consultant, I would have extra security.

At the moment, I have no idea what kind of organization is involved. Will the builder guide the client step by step through the process, including things like utility connections or other matters not directly related to the house? Or does one have to find out everything on their own about what needs to be done?

Seriously, do you think anyone can build a house, or is it really impossible for some people and they should rather leave it alone?

With enough money, you don’t need to have even the slightest knowledge about anything...

Or is it also possible to hire people who manage everything, from finding and negotiating the land to the final inspection?

Yes – it is possible.

I think it largely depends on the area and the availability of plots; you can search for plots yourself or contact real estate agents. Alternatively, you can look for a developer.
For the construction itself, it is probably best to hire an architect, a developer, or a general contractor (GC) / construction manager (CM) with reliable experts.

First, you can find out how much a house like this might cost. Of course, you need to get moving for that. There are plenty of show homes available.
The starting point for all considerations is the financial aspect: what can I actually afford? Then it’s important to remember that you can’t always build whatever you want everywhere.
Furthermore, you should think ahead about family planning, how long you intend to live in your own home, how you want the rooms to look... and so on.

I have had initial contact with Huf-Haus and Kampa-Haus so far only by phone and email; an in-person meeting will follow. Two other home builders (Schwörerhaus and Beilharz) advised me to first find a plot of land (although they also do not offer help with that) and then get back to them. Huf-Haus and Kampa-Haus said they might possibly assist with the land search.

My inquiries about available plots in several municipalities have so far been unsuccessful (either there is nothing available, the prices are too high, or the plots are only offered to local residents). Unfortunately, I need to search within the vicinity of a large city, which makes it more difficult, but I cannot move too far into the countryside because I would no longer be able to reach my workplace, and changing jobs is not an option.

Discussions about my budget with the bank have produced conflicting results, ranging from 270,000 to 480,000 EUR, so I think a figure somewhere in the middle might be reasonable. I have about 120,000 EUR in savings, plus a life insurance policy that I might also partially use (it pays out when I turn 60). However, I am not very young anymore—44 years old—so banks might be a bit cautious about the budget.
