ᐅ House Placement on a Small 448 m² Plot

Hello everyone,

I am currently planning a single-family house with a double garage on a small 448m² (5400 sq ft) plot. I would appreciate any tips and suggestions regarding the placement of the house and the double garage.
- House approximately 10 x 8.5 meters (33 x 28 feet), although the exterior dimensions may still change
- Double garage 7 x 7 meters (23 x 23 feet)
- No slope, or about 0.5 meters (1.6 feet) gradient from west to east
- 2 full floors
- Gable roof
- Basement with light wells desired
- The plans of the southern neighbor are included in the drawings. Those of the western neighbor do not yet exist.

It is plot number 7. Files 01 and 02 show my current rough placement ideas.
The other files (03) show the plot without the house or garage placed. I can also provide an SVG file in which the house and garage can be easily moved. I am still quite unsure about the placement and would really appreciate any suggestions. Thanks in advance.

Because it somehow looks "odd" when the gable is on the short side. Then the eaves side would face the southwest garden? And the children's rooms are supposed to be there. There will be two full stories anyway, so double casement windows are not planned.

I usually only see gable roofs oriented along the length of the house. Even on a square-shaped house, having the gable end across the width looks odd to me; it’s hard to imagine it that way.

No, the short side of the house faces southwest... and that’s where the gable is.

Two full floors? Precisely in that case, I would design the ground floor and first floor in one seamless volume, because a box shape without projections to the front or rear looks very unappealing and hardly resembles a “house.”

Then it is just like the floor plan from my architect. Except the stairs are moved to enlarge the living area, and the garage is shifted to the back.
The gable side will face the southwest garden, and the street will be to the northeast. The eaves sides will be the garage and the neighbor’s garage.
Because I understood that the house will be rotated.

Is this roughly what you meant with the two different bathroom layouts? The garage remains unchanged.

With the living room wall moved, you now have to walk around the kitchen to get in. How about adding a kitchen door?
Also, I would position the staircase the other way around. Then you would have space underneath... uh... let me think... Are you building with a basement?
