I am currently planning a single-family house with a double garage on a small 448m² (5400 sq ft) plot. I would appreciate any tips and suggestions regarding the placement of the house and the double garage.
- House approximately 10 x 8.5 meters (33 x 28 feet), although the exterior dimensions may still change
- Double garage 7 x 7 meters (23 x 23 feet)
- No slope, or about 0.5 meters (1.6 feet) gradient from west to east
- 2 full floors
- Gable roof
- Basement with light wells desired
- The plans of the southern neighbor are included in the drawings. Those of the western neighbor do not yet exist.
It is plot number 7. Files 01 and 02 show my current rough placement ideas.
The other files (03) show the plot without the house or garage placed. I can also provide an SVG file in which the house and garage can be easily moved. I am still quite unsure about the placement and would really appreciate any suggestions. Thanks in advance.

In option 01, the distance to the southwest neighbor is greater than in option 02. This means you have more garden space and the less useful area in front of the house is smaller.

In option 01, the distance to the southwest neighbor is greater than in option 02. This means you have more garden space and the less useful area in front of the house is smaller.
It is best to hire an architect for a preliminary design (service phases 1-2, including cost estimation) who also addresses building and planning permission issues. Otherwise, you might develop a "solution" that ultimately does not work at a crucial stage when all planning requirements are considered.

Junkiehoernchen1 Dec 2015 13:39We had an almost identical situation: a similarly shaped plot, even slightly smaller, and a desire for a garage of comparable size. However, the driveway could only be placed in one location. We also shuffled garages and houses around for a long time. After we (as laypeople) found what we thought was a good solution to the problem, we presented it to our preferred builder. Our plan was quickly discarded after the first meeting, and a new plan was developed together with the builder’s architect (not an independent architect). In my opinion, we were very lucky that the company did not simply implement our plan exactly as we had drawn it. Several other companies would have done so without hesitation. As a result, we ended up with a house and site layout that, from our point of view, works very well given our circumstances.
So now the garage is integrated into the house. It is only 6m (20 feet) wide but somewhat longer… I roughly marked the garage in yellow on the attached image.
Therefore, I can confirm what others have said: have someone plan who knows what they are doing!

In the meantime, we have had discussions with the contractor and the following ideas were brought up. However, I don’t have properly drawn preliminary plans yet, so here are sketches again along with a request for constructive feedback. The windows have not been properly positioned yet either. I now have the draft floor plan from an architect, but I do not yet have a site plan, so I have placed the floor plan on the plot myself.
The current idea is to make the guest bathroom narrower in order to shift the staircase slightly toward the northeast, which would enlarge the living area.
I would appreciate any constructive feedback.
