as the thread title suggests, we plan to start building our house in 2016 and will begin planning with the architect in mid to late January.
The plot has already been purchased.
Development plan/restrictions: no development plan
- Plot size: 30m * 32m / 960sqm (31ft * 33ft / 10,333 sqft), access possible from south or west since it is a corner plot, to the east a 10m (33ft) wide buffer strip with meadow behind. To the north, the neighboring plot.
- Slope: none
- Site occupancy index (floor area ratio): 0.3
- Number of floors: 2 full floors, no basement
- Roof shape: "modern" gable roof with 17°-20° pitch (desired)
- Style: modern, white house, anthracite-colored windows with external blinds on the ground floor
- Orientation: ridge east/west
- Other requirements: a cistern of at least 3000L (790 gallons) required due to stormwater regulations
- Number of occupants: currently 2 people (29/27); children planned: 1-2
- Space requirements on ground floor and upper floor: spacious open living-dining area on the ground floor with a "separable" kitchen
- Office: office/fitness/guest room
- Overnight guests per year: currently 4, possibly more in the future
- Open architecture: high ground floor with ceiling height of 2.65-2.75m (8.7-9 ft)
- Open kitchen with island: kitchen island desired
- Number of dining seats: 8 people, large dining table
- Fireplace: as a "room divider" between dining and living areas
- Music/home theater wall: "home theater-capable living room," tensioned motorized screen (3.4m (11 ft) wide) + projector, 7.1 Dolby Surround (planned upgrade to Dolby Atmos with ceiling speakers later)
- Balcony/roof terrace: no balconies, terrace on the south side
- Garage/carport: double garage with storage space

Who is responsible for the planning:
- Architect: from January onwards
- DIY with Sweet Home 3D (SH3D)
What is disliked: long hallways, uncertain how long the staircase needs to be with ceiling height of 2.65/2.75m (8.7/9 ft), currently estimated worst case length of 4.6m (15 ft).
Price estimate according to architect/planner: none yet. My estimate: with own work (bathroom/tiles/flooring/paving/painting) about 310,000€
Personal price limit for the house including fixtures: 350,000€
Preferred heating technology: gas boiler with solar system
If you had to give up something, which details/features could you do without?
- Could do without: upper floor can be smaller; kids’ rooms of 17sqm (183 sqft) would be sufficient. I’m not sure which is cheaper: 1) a bay window on the ground floor to connect to the large living-dining area or 2) as in the current sketch.
The double garage could also be a normal garage with a carport.
- Cannot do without: large living room with a minimum 4.2m (14 ft) wide wall opposite the couch. I wanted to place the heating system between the house and garage on the west side.
I would appreciate your feedback.

Hi Hausbau,
at first glance, your straight staircase creates very large hallway areas in the house, especially since it runs along the longitudinal axis of the building. Have you considered rotating the staircase 90°? Or maybe going for a staircase with a landing? Personally, I don’t like these long staircases combined with narrow corridors, as they remind me of a hotel hallway. But that’s a matter of taste.
And it seems you want to build without a basement, which leads to the classic problem of needing a huge amount of space on the ground floor to accommodate the utility room and home office, while upstairs you don’t really know what to do with all the space.
Maybe consider making the house significantly smaller and adding a 20 m² (215 sq ft) extension for the utility room that also serves as a connection to the garage?
I find 22 m² (237 sq ft) for the kids’ bedrooms quite large. How long will the little one take to tidy up all that space?
The children’s bathroom is also a matter of taste—we didn’t plan one, even though we have enough space in our 175 m² (1880 sq ft) home.
You seem to be at an early stage with your planning. What helped us back then was looking through standard floor plans from general contractors. Many general contractors have a wide selection of floor plans available online. Even if you plan to build something completely different, you can still find inspiration for how to design certain corners. Or see examples to avoid, so you at least know what you don’t want...

you’ve identified my problem.
In the ground floor, my first sketches were already around 18 x 14 m (59 x 46 feet)...
I really have the issue that I want the living and dining room to be relatively large, with a minimum width for a multimedia wall of 4.2 m (14 feet, better 4.5 m / 15 feet) and a minimum length of 5.5 m (18 feet, better 6 m / 20 feet). We already live in a large apartment now (the living/dining area is about 38 sqm (409 sq ft)) and don’t really want to downsize.
I’ve given up on “standard floor plans,” I have a whole office full of catalogs and brochures from prefab house companies and none really appeal to me, unless the living area approaches 240 sqm (2583 sq ft), because then the living room usually meets my requirements.
The idea of an extension has also come up. But I can’t judge whether it’s more cost-effective to add a bay window on the ground floor (with additional roof, insulation, etc.) and make the rest of the house smaller (the architect will hopefully know).
22 sqm (237 sq ft) for the child’s room is really too much; at the prefab house center, we had agreed on a size of 17 sqm (183 sq ft).
@Maria16: I don’t understand the idea of locking/unlocking two doors, I don’t lock the bathroom door now either. And if someone really walks in when I’m standing naked in front of the mirror... Who cares?

A 4.2 m (13 ft 9 in) multimedia wall? The kid in me almost worships that idea… But realistically, I wouldn’t have a use for it, and it won’t improve TV programming. My TV watching has decreased significantly over the past few years.
I could just about fit a 4.2 m (13 ft 9 in) wall in our living room. I’ve attached our ground floor plan (not fully finalized yet, but almost). Our house layout is basically square, on a plot of 650 sqm (7,000 sq ft).
You have more flexibility because your plot is bigger. But first, you should consider where the driveways will go, where the entrance should be, and where the terrace fits. A lot will fall into place from there.

Additionally, you could align the living room wall with the hallway and move the staircase in. The living room is rather oversized at 50 m² (540 sq ft) anyway.
With these two changes, you save walls, an interior door, and a recess, while also creating a larger guest room.
The closet with 1.56 m (5 feet) width could also be made slightly wider if needed.
Otherwise, I think it looks quite nice.
