Hello everyone,

It’s been a while, and fortunately, I’ve learned a lot since then, also thanks to many justified skeptical opinions.

Since we didn’t get the plot last year, our application for a new 555 m² (approximately 6,000 sq ft) plot under the local resident allocation model is currently with our local market. The decision on whether we will be allocated one this time will be made in September, but things look promising!

As land prices here have increased by more than €50 per m² (approximately $5 per sq ft) since last year, our budget has naturally been expanded. Our current target and maximum spending limit is €400,000 (including equity), preferably less, but that’s where we stand at the moment.

A basement is not feasible from a cost perspective, so we have decided on a single-family house with around 140–160 m² (approximately 1,500–1,700 sq ft) and a double garage with an adjoining annex at the back for garden furniture and such. Of course, it’s possible the double garage will become a single garage with a carport, but that will become clearer during detailed planning as we look for some savings to invest money better elsewhere.

Currently, we are considering between Danwood (a prefabricated house KfW70 standard) — with which two of our friends have had good experiences — and an Austrian Passive House with even greater energy efficiency due to new and special insulation.

Here is roughly my cost breakdown, now much more realistic than it was a year ago. Maybe some of you might find something that stands out.

I had already looked up the house online since I like Danwood houses.

However, there are still a few questions from you that remain unanswered...

No need to either, it’s all too complicated for me. It’s enough if I gather everything up when the time comes. Anyone interested will have to read through everything here if necessary.

I only see one, and it’s about the construction time, which I won’t comment on anymore because I have received other information from different builders, and there’s no point in discussing it further :S

Why do you want to swap the walk-in closet and the master bedroom in this plan?


That seems counterproductive if only one person needs to get up in the morning... first going downstairs to the bathroom, then past the bed into the closet, and from there back past the bed to the outside.

Our main reason for this is that the knee wall is at 1.70 meters (5 ft 7 in), and by swapping them we can fit more wardrobes, meaning there would be a maximum height available on the interior wall, which is not possible in the current walk-in closet due to the protruding showers and windows.

But why go downstairs to the bathroom first? It’s upstairs... and whether someone walks past the bed once doesn’t bother us. It’s like that now anyway.

Now we are moving on to the topics of garages and the foundation slab. I have an offer from Glatthaar for around €13,800 without earthworks; I’ve budgeted €8,000 for that. The offers from local companies here in Bavaria are still pending...

I received a phone quote of nearly €25,000 from a prefab garage supplier for a 6x9 meter (20x30 ft) garage with one door. I should get the written offer this week, but it’s likely to end up being a self-build, which fortunately my father-in-law is quite good at.

I originally thought that €20,000 would easily cover a garage...
