ᐅ Help with Floor Plans

Hello everyone,

We are currently planning and looking for a suitable floor plan. Unfortunately, we haven’t found the right one yet. The construction companies haven’t provided a suitable option either. Here are our requirements.

About 145m² (1,562 sq ft)
No basement
Roof shape and other details are open to any option

My wife considers it important to have an office on the ground floor since there won’t be a basement. The challenge is that if we include an office on the ground floor, all the other rooms feel very cramped. Additionally, my wife wants the kitchen to be separated from the living room. Can you help us or suggest where the office could still fit with this floor area?

Without more details, this won’t work.

What rooms do you need on the upper floor?
Is the office just for you or will you have clients visiting?
What room sizes are you envisioning for these spaces?

One option could be to set up an office on the upper floor (if there is no client traffic) and have only 1 or at most 2 children’s rooms there, or to move the living area from the upper floor down by using a larger footprint and lowering the roof. This way, the total area remains 145m² (1,560 sq ft), but there is more space on the ground floor.

With such limited information, we are supposed to design a floor plan for you?!
Have you already thought about what you actually want and need?
I can well understand that the building company can’t really make an effort under these conditions.

Have you considered consulting an architect?

Then—if the office is not possible in the attic—the utility room and office on the ground floor would logically be opposite each other; the rest of the space (not the majority of it) would be shared between the WC, kitchen, and living room since the upper floor is probably reserved for bedrooms, dressing room, and bathroom. There aren’t many options… perhaps a protruding bay window as a substitute for living space on the ground floor.

Why don’t you like the designs from the general contractor/building contractor? What does the zoning plan or the written regulations say?

Maybe consider thinking a bit outside the box, for example placing the utility room behind the garage and having a storage room with space for a washing machine and dryer on the upper floor?

That will be quite expensive, as this room has to be finished to the same standard as living space.
