I have received an offer for a semi-detached house in the Stuttgart area and would appreciate your opinion and expertise on whether the prices for the special requests are reasonable or not.

The developer charges the following:

• Additional cost for underfloor heating €57 per sqm (square meter) + €145 per thermostat
• Electric roller shutters €240 per window
• Garage €10,000
• Decentralized ventilation €1,600 per room
• Second bathroom €5,000
• An additional living room in the basement €5,000
• Network connection €100 per outlet
• Parking space €3,000

Garage for 10k – what is missing?

Hello

I find the extra cost for underfloor heating quite high.
Thermostat in the switch program - fits well.
Roller shutters are fine too.
Garage very cheap - why?
Ventilation too expensive.
Bathroom depends on the fittings - but it should be okay.
Living space in the basement - same as bathroom.
Network - I have no idea, but it seems expensive just from my gut feeling.
Parking space could also be suitable.

What kind of thermostats cost 145€ each per room?
The garage 3 x 6 meters (10 x 20 feet) was offered to me with a driveway.
